The property’s address is stated as North Road/Tocumwal Road and the proposal is the largest for a Mulwala residential subdivision.
This application seeks concept approval for the overall development of the site and detailed approval for an initial 106 lots of the development within the south western corner of the site.
The environmental impact statement states the proposed lots are intended to range from conventional densities of 600sqm to 1000sqm as well as larger sizes up to more than 3000sqm along the frontages of Savernake and Tocumwal Roads.
“The residential market of Mulwala is generally responsive to large lot sizes, with the intention of this development being to provide larger areas which provide for conventional residential lots, but at a size and density that is appropriate for Mulwala,” the statement says.
“The largest lots are proposed to be located along Savernake Road, to provide a transition towards the industrial development beyond, and allowing these lots to obtain access from Savernake Road without having any adverse impact to the function or operation of the road.”The applicant seeking the development is Andrew Mott – North East Survey Design.

It is the second of two huge residential subdivision proposals before Federation Council.
